We stay up-to-date on all relevant laws
and regulations to ensure that your property
is always in compliance with Local, State,
and Federal Government. We handle all necessary paperwork and documentation
to keep you protected.
We monitor compliance with Rules
and Regulations; draft required notices
in connection with Unit Owners who are in violation of the Declaration and Rules and Regulations; maintain accurate records
to follow up on rule violations, and acts as liaison with Association’s counsel,
if legal action is required.

Lenders, Title Companies, and Real Estate Attorneys are directed to our online Business Partner to order Estoppels and Lender Questionnaires to assist prospective buyers.
We handle collections to ensure that payments are made on time and within the grace period. We issue collection letters after the due date giving homeowners 30-days notice as required by Florida Statutes.
By the 20th day of the following month, analyzed and reconciled monthly financial statements are emailed to the Board Members. The Financial Reports contain a one-page summary of the association's financial health for those Board Members with no or minimum financial background.
In early November, Board Members are provided with a proposed operating budget for their review, input, and subsequent adoption in December as required by Florida Statutes.
We meet with contractors and vendors for the purpose of obtaining competitive bids for construction projects and participate in the vetting of contractors and vendors
We organize, plan, and execute completion of 40/10 year building recertifications with the city.
We perform regular building Inspections to determine repairs and maintenance, security needs, and safety hazard, and report to Board of Directors with recommendations, as appropriate to enhance community appearance and values.
