Our job is to ensure that your tenants pay their rent on time. Late payment fees are applied and collected. As needed, we assist with the eviction process by recording, photographing, and posting of notices. We work with a local attorney to assure minimal loss of rental income to you. Eviction costs are deducted from the tenant’s security deposit.
Repairs and Maintenance requests authorized by unit owner are entered into our property management software tracking system. Our full time and insured maintenance staff is capable of handling most repairs and maintenance concerns at a lower cost you would incur, if you called an outside professional directly.
At the end of each quarter, a Financial Report detailing income and expenses will be prepared for you and remitted to you electronically, followed by the owner distribution payment that will be deposited into your financial institution. Common expenses that we can pay for you include condominium association maintenance fee, special assessments, real estate taxes, etc. At the end of the year, we prepare a Fiscal Operating Statement which facilitates the filing of your income tax.
